Headquartered in Seodaemun-gu, Seoul, the company operates across real estate consulting, sales agency, financial consulting, and real estate development sectors.

Business Overview

The Seoul Hakwon Foundation Transit-Oriented Development Project is a large-scale mixed-use development located at 99-2 Songpa-dong, Songpa-gu, Seoul, approximately 120 meters from Songpa Station on Line 8.

Developed by UNT Holdings Co., Ltd., the project covers a site area of approximately 40,214㎡ (12,165 pyeong) and consists of two complexes with buildings ranging from 3 basement levels to 31 above-ground floors. It will deliver a total of 1,619 residential units, including 1,439 for sale and 180 public rental units, forming a premium residential community.

The zoning designation has been upgraded from a Type 2 General Residential Area to a Semi-Residential Area, allowing high floor area ratios of 540% for Phase 1 and 570% for Phase 2. The site benefits from proximity to Gangnam’s top school districts and commercial areas, as well as major regional development catalysts such as the Jamsil MICE Complex (scheduled to begin construction in 2026).

The expected sale price is approximately KRW 45 million per pyeong, with total projected revenue of around KRW 2.2824 trillion and a pre-tax profit of approximately KRW 688.5 billion, yielding an estimated overall return rate of 30.17%, demonstrating strong project feasibility.

With an initial required investment of approximately KRW 150 billion, this project is aligned with Seoul’s housing supply expansion policy and is expected to contribute to local economic revitalization and job creation.
